How fast can we go live?

Assuming we have photographs of your property and all necessary information from you the Investor/Property Owner (such as government ID, a fully completed House Manual, and the listing deposit), your property listing can be posted within 48 hours or less. If professional photography is arranged, it may take up to 72 hours for the photographer to edit and submit the final images.  Following this, the listing will be live within 2-3 days.

For platforms other than Airbnb, the approval process may vary. Listings typically take approximately 24 to 48 hours for approval from HomeAway.  However, for Booking.com, due to their distinct approval procedures, it may take an additional 3 to 4 weeks for the listing to be approved.

What does vacation rental management entail?

Vacation rental management involves the thorough oversight and administration of a short-term rental property, often catering to vacationers or short-stay guests.  This encompasses tasks such as handling reservations, arranging for cleaning and upkeep services, and ensuring compliance with legal and safety standards.  A vacation rental manager assumes responsibility for all facets of the rental process, including promoting the property through marketing efforts, liaising with guests, and managing payments.  Additionally, they ensure that the property is fully furnished and stocked with necessary amenities and provisions.  Effective vacation rental management contributes to positive guest experiences, increased occupancy rates, and enhanced rental revenue.

How is the management of online listings conducted?

Managing short-term rental (STR) properties involves overseeing various operational aspects, including booking management, guest communication, and coordinating cleaning and maintenance services.  As experts in managing STR properties like Airbnb rentals, we handle day-to-day tasks associated with property rental, allowing property owners to save time and resources. Additionally, we offer supplementary services such as professional photography, optimizing pricing strategies, enhancing listing visibility in search results, and screening guests. The management fee is typically based on a percentage of the gross total rental income, with property owners maintaining ownership and control of their properties. Effective communication between the Manager and property owner is vital to ensure that the property management aligns with the owner’s objectives and preferences.

What advantages does hiring a professional manager offer property owners?

Engaging the services of a professional STR manager can yield numerous benefits, such as enhanced efficiency, elevated guest satisfaction, and augmented rental revenue.  A proficient manager adeptly handles every aspect of the rental process, encompassing marketing initiatives, reservation management, guest correspondence, and property upkeep.  This relieves property owners of the burdensome tasks, granting them the liberty to concentrate on other endeavors.  Moreover, an experienced manager can optimize pricing strategies and occupancy rates, resulting in heightened rental income.  Furthermore, they ensure the property is meticulously maintained, pristine, and equipped with essential amenities, fostering favorable guest experiences, positive reviews, and ultimately, heightened booking rates.

How do you handle guest damages to my property?

Our dedicated Housekeeping team undergoes comprehensive training to promptly recognize any noticeable or significant damage to your property.  Upon identification, they promptly report such issues to our Account Management team for further assessment.

Subsequently, we handle each case individually, taking into account the severity of the damage incurred.  While we strive to address damages swiftly and effectively, our approach may vary depending on the extent of the damage.

It’s essential to note that some degree of minor wear and tear is typical in short-term rentals.  To safeguard against potential damages, we strongly recommend exploring short-term letting insurance options, and we’re readily available to assist you in this regard.  Additionally, as a precautionary measure, we encourage landlords to secure any valuables in their property.
